How SmoothStay handles property addresses

Where an address lives in SmoothStay depends on your business type. Short-term rentals get an address per property. Hotels, B&Bs, campsites, glamping sites, and boats share one address across all their units, managed at the organization level. This article explains why, and where to edit each.

The rule, by business type

When you set up your account, you choose a business type. That choice determines how addresses work:

  • Short-term rental (Airbnb, VRBO, vacation homes) β€” each property has its own address. Your beach house and your downtown condo are in different places, so each carries its own location.

  • Hotel / B&B (multiple rooms or units) β€” all rooms share one address.

  • Campsite / RV (pitches, RV spots, cabins) β€” all pitches share one address.

  • Glamping (domes, yurts, treehouses) β€” all units share one address.

  • Boat (yachts, houseboats, sailing charters) β€” all vessels share one address.

The logic is simple: an STR portfolio is a set of separate buildings in separate locations, so the address belongs to each property. A hotel, campsite, or glamping site is one physical place with many units inside it, so a single shared address is correct, and repeating it on every room or pitch would only invite inconsistency.

Where to manage the address

Short-term rentals: on each property 🏑

Open the property, go to the Profile tab, and select Location in the left menu. There you'll find:

  • Property address β€” the full address guests see in their guidebook, shown on a map for confirmation.

  • Edit address β€” update or correct the address at any time.

  • Location image (optional) β€” a front-facing photo used as the cover image for this property's location in guest guidebooks.

  • Directions to the property (optional) - specific instructions on how to get to the property - helpful where the GPS location is not reliable.

Each STR property has its own Location panel, so you set the address, map pin, and location image individually.

Hotels, campsites, glamping, boats: at the organization level βš™οΈ

For these business types, room/unit number is managed at the unit level while the address is set once for the whole operation. Go to Settings β†’ Location to manage the address. Every room, pitch, or unit inherits that single shared address automatically, so there's nothing to set on each individual unit except the unit number.

Why this matters for your guidebook

Guests see the address in their guidebook, and your AI Concierge uses it to answer location questions ("what's the address for my taxi?"). Setting it correctly, in the right place for your business type, keeps every unit's guidebook accurate without duplicate entry or mismatched addresses across rooms.

A quick way to remember it: separate buildings, separate addresses; one venue, one address.
