Connect SmoothStay to Airbnb

Overview

How this connection works. SmoothStay connects to Airbnb through Hospitable Connect, a service built and run by Hospitable. You don't need a Hospitable account. When you sign in, you may see Hospitable's name on the approval screen; that's expected. Because the connection runs through Hospitable, a problem on their side can pause syncing for a while. Your guidebooks stay live, and reservations catch up once the connection is back.

Connect your Airbnb account to bring your listings, upcoming reservations and guest contacts into SmoothStay. Every confirmed booking gets its own guidebook link, and new or changed reservations sync automatically.

The sync is one way: from Airbnb into SmoothStay. SmoothStay never changes your Airbnb listings, prices or calendar.

Before you connect

You need a paid plan or the free trial. Connecting Airbnb is part of our paid plans. You can try it free for 14 days, no credit card needed. On the Free plan, you'll be asked to choose a plan first.
Only listings you own are imported. Listings where you're a co-host aren't included. Co-hosts can still set up a guidebook from a listing link (see "Co-hosts" below).
One connection at a time. You can connect one channel or PMS at a time: Airbnb, Hospitable or OwnerRez. If you already use Hospitable or OwnerRez, connect that instead, since it also covers your Airbnb listings.
Have your Airbnb login ready. You'll sign in on Airbnb and come straight back to SmoothStay.

One Airbnb account for now. After you approve access, the connection screen may offer "Add another account." Please skip it: SmoothStay supports one Airbnb account per SmoothStay account for now. If you manage listings across several Airbnb accounts, email us at hello@smoothstay.io so we can let you know when this is ready.

Connect your account

You can connect from two places.

When you add your first property

In the setup wizard, at "Where are your listings?", choose Airbnb.
Click Continue with Airbnb, then Connect Airbnb.
Sign in on Airbnb and approve access for SmoothStay.
You're sent back to SmoothStay. You'll see "Your Airbnb account is connected" and the listing picker opens.

From Settings

Go to Settings › Integrations.
Under Airbnb, click Connect.
Sign in on Airbnb and approve access.
Back in SmoothStay, the listing picker opens so you can choose what to import.

Import your listings

The listing picker shows every Airbnb listing you own. For each one, choose:

Create a new property. New properties are billed at your per-property rate.
Link to an existing property. Use this if you already set the property up in SmoothStay. You choose which content to bring in.
Skip for now. You can import it later.

Click Import to finish. Importing runs in the background, so you can keep working. Large accounts can take a few minutes.

What gets imported

What	Details
Listings	Title, description, photos, wifi and house rules, for listings you own
Reservations	Upcoming reservations, from today onward. Past stays aren't imported.
Guest contacts	Name, phone and language, when Airbnb shares them
Ongoing sync	New bookings, changes and cancellations update automatically

Airbnb doesn't share guest profile photos, and it often hides guest emails. Some guests may also have no language set. That's normal and doesn't affect their guidebook.

After importing, review each guidebook. AI Concierge uses this content to answer guest questions, so a quick check makes its answers better.

Resync, add listings or disconnect

Go to Settings › Integrations and open the ⋯ menu on the Airbnb card.

Resync: import listings you added to Airbnb or skipped before, or change how listings are linked. Nothing changes until you confirm.
Disconnect: stops the sync. Your properties, guidebooks, reservations and guest contacts stay in SmoothStay. You can also remove SmoothStay's access from your Airbnb account settings.

To get guidebook links to guests, copy the link from the reservation and paste it into your Airbnb message or saved reply. Automatic guest messages through Airbnb are coming soon.

Co-hosts, or not ready to connect

You can still build a guidebook from a public Airbnb listing link. This sets up one listing at a time, with its description, amenities, house rules and photos. Reservations don't sync this way.

In the setup wizard, choose Airbnb.
Click Import from an Airbnb listing link instead.
Paste the listing link and continue.

Repeat for each listing you want to add.

Troubleshooting

What you see	Why it happens	What to do
"Reconnect needed" on the Airbnb card	Airbnb ended access: you changed your password, removed access on Airbnb, or the authorization expired	Click Reconnect Airbnb and sign in again. Properties and guidebooks are kept, and reservations catch up. We also email you when this happens.

FAQ

Does SmoothStay change anything on my Airbnb account? No. We only read your listings, reservations and guest contacts. We never change listings, prices or your calendar.

Will connecting create duplicate reservations? No. Each Airbnb reservation is imported once and updated in place.

Can I edit imported details in SmoothStay? Yes. Edit the guidebook freely. Reservation and guest details come from Airbnb, so change those on Airbnb. SmoothStay-only fields, like a smart lock code, stay editable here.

Can I connect Airbnb and Hospitable at the same time? Not yet. You can have one connection at a time. If you use Hospitable or OwnerRez, connect that instead.

Does SmoothStay send messages to guests through Airbnb? Not yet. Automatic guest messages are coming soon. For now, paste the guidebook link into your Airbnb messages.

What happens if I disconnect? Syncing stops. Everything already in SmoothStay stays, including properties, guidebooks, reservations and guest contacts.
